Pioneer Place, Burnley

This £23m building investment was brought forward in partnership with the landowner and funder, Burnley Borough Council.

The scheme was split into two phases, Phase 1, Pioneer Place which was completed in June 2023 and Phase 2, the former cinema site at Manchester Road which will complete in December 2024. Detailed planning consent was secured for Pioneer Place in April 2021 and for Manchester Road in August 2021.

The scheme, anchored by a new 7 screen state of the art REEL cinema, links into Curzon Street and the Charter Walk Shopping Centre, the heart of the town centre. The scheme also provides 12,500 sq ft of restaurant and café space, across 5 units. The new public realm creates a pedestrian link from Burnley College through the scheme into Curzon Street.

As well as the letting to REEL cinemas, Nandos, Heavenly Desserts, Loungers and Starbucks signed up for space at Pioneer Place.

Phase 2 will convert the former cinema building at Manchester Road into 21,000 sq ft Lidl retail store. Works on site will commence in October 2023 with a new junction onto Manchester Road and the building works for the new Lidl retail will be completed by December 2024 with Lidl opening for trade in March 2025.

This speculative project has been supported by a grant from the Property Infrastructure Fund which is delivered by Welsh Government. Located at Junction 35 of the M4 motorway the 5.17 acre site now accommodates a building of 10m eaves height with a 50 m yard to the full elevation.

Its ESG credentials include an EPC A Certificate, PV panels, EV chargers and an on-site surface water attenuation pond.

During the construction phase the building was let in its entirety to Sainsbury’s plc to be used as a local fulfilment centre for Argos.

Mary Parker House, Plymouth

This student accommodation building is situated in a peaceful tree lined residential area of the city and yet just five minutes’ walk from both Plymouth University and Plymouth College of Art campuses.

The building is owned by Maple Grove Dvelopments and is managed by CRM Students.

It was 100% let in the last academic year.

Animate, Preston

A major city centre leisure scheme is coming together on the site of Preston’s former covered market.  This £45m building investment is being brought forward by Maple Grove Developments, in partnership with the landowner and funder – Preston City Council.  Detailed planning consent was secured in 2022 and works began on the site in January 2023.

The impressive building will face the recently refurbished listed market hall and offer a south facing terrace for its restaurant customers.  Over 100,000 sq ft of leisure and restaurant space is being created across three levels with on-site parking and extensive public realm, which helps connect the new project with the city’s famous bus station.

Lettings have been announced for the two leisure anchor spaces.  The Arc Cinema will operate eight screens in new state-of-the-art auditoria, whilst Hollywood Bowl will be offering 16 ten pin bowling lanes and an on-site gaming zone.  Restaurants including Zizzi’s, Las Iguanas, Cosmo and Loungers have all signed up for space at Animate.  Lettings of the competitive social space and street food hub are expected before Animate opens its doors to the public in early 2025.

Tri –Link 140 is a 142,000 sq ft high bay distribution unit developed in partnership with Yorvale and Kier Property. The scheme includes 160 car and HGV spaces with 13 dock levellers on a 6 acre site at Wakefield Europort, off junction 31 of the M62. The investment was sold to Huntingdonshire District Council in 2019.

Boundary Park, Deeside

Developed speculatively in the Deeside Enterprise Zone during 2019/20, this 85,000 sq ft speculative scheme was supported by the Welsh Government who provided a property development grant toward the construction costs. Developed to a BREEAM Excellent standard, the 5 acre development site was acquired from Legal and General for £1M.

Artis Park, Winsford

Artis Park is a 125,000 sq ft industrial development comprising 13 units ranging in size from 3,500 sq ft to 26,000 sq ft. Developed in two phases, Screwfix and Toolstation were the first tenants announced at the park which extends to 6.5 acres.

This ambitious project involved an overhaul of the existing Teanlowe Centre, transforming it into a bright, rejuvenated shopping facility.  The centre, which has been partly demolished and rebuilt and partly refurbished, makes way for a new Booths Supermarket.

The first stage of the contract involved the demolition of part of the existing Teanlowe Centre with repairs and improvements made to the remainder of the centre, giving tenants fresh up-to-date retail units accessed via a new two storey glazed entrance.

Maple Grove Developments and Eric Wright Construction worked closely with Booths and the design team to develop a rational scheme which provides a hard wearing, functional and aesthetic finish for this important town centre shopping destination.

Blackburn Cathedral Quarter

Maple Grove Developments has worked in partnership with Blackburn with Darwen Borough Council and Blackburn Cathedral to create a mixed use quarter around a new public square which links the Cathedral and rail station.

The development includes a new 60 bed hotel for Premier Inn, 35,000 sq ft of BREEAM Excellent offices, a new bus interchange as well as restaurants and coffee shops.  Occupiers include Network Rail, Cummings Mellor, Starbucks and Turtle Bay Restaurants.  Plans for a second office building have been approved by the local planning authority.

The scheme was supported with funds from ERDF and Growing Places. The resultant investments were purchased by Legal and General and Lancashire County Pension Fund.
