The build of a 142,000 sq ft – B2, B8 distribution unit at Wakefield Europort is a step closer after plans were approved by Wakefield Council.

The 6-acre development in Normanton, entitled Tri-Link140 LLP, is a joint venture between Leeds-based Yorvale, Kier Property, part of the Kier Group, and Maple Grove Developments, part of the Eric Wright Group.

The two-storey, 142,000 sq ft unit comprises 135,000 sq ft of warehouse space and 7,000 sq ft of office accommodation. It will accommodate 160 parking spaces for cars and HGVs and 13 dock-level loading doors, with two level access doors.

The development, which is located nearby junction 31 of the M62, provides unrivalled commuter links. Adjacent occupiers include DHL and TK Maxx.

Matthew Cormack of Yorvale said: “We’ve owned the site since 2012 and feel it’s the right time to market this development speculatively. Most of the adjacent units have been let or sold in recent years, but little new space has been developed. There are a number of requirements where this unit would be suitable and we expect our agents to open lease negotiations once construction begins.”

Work is expected to start on site in March and is due to complete in October 2015.
